Building Management Systems

A Building Management System (BMS) is a computer-based system which controls and monitors a building’s main energy systems, such as heating, ventilation, air conditioning, domestic hot water, lighting and alarm systems. The system itself is made up of both software and hardware.

An effective, professionally managed control strategy is essential to maintain desired levels of service, comfort and safety in an energy efficient manner.

In our experience, optimising the control of a building’s existing equipment often represents the greatest low-cost opportunity for generating significant energy savings in an existing building. 

All too often we are welcomed into ‘energy efficient’ buildings, by managers who proudly point to their LED lights in reception and the visible solar panels on their roofs. Yet they are blissfully unaware that out of sight, their poorly controlled boilers are running 24/7 in a locked plantroom, energy intensive heating and cooling systems are running simultaneously throughout the building, expensive immersion heaters are generating vast quantities of domestic hot water that is never being used and the air conditioning is continuing to run long after everyone has gone home in the evening.

An effective energy management normally isn’t glamorous and is often completely invisible to the majority of a building’s occupants. It involves careful planning and accurate implementation of an effective Energy Management Plan. Fundamental to this in any large building, should be an energy led BMS Strategy.
